The
Tenant Screening Report includes the following:
Social Security/Address Verification,
Credit Report, Criminal Report, and Employment Verification
- Social
Security/Address Verification Report
Verify the owner assigned
to the Social Security Number and find the current and last known addresses
of the individual. Results returned are sometimes addresses going back
to 1980 depending on the age of the individual.
This is a very useful report to identify that the social security number
belongs to the individual and to reveal additional addresses in
verifying application information. The address history returned will
tell you where the individual has actually lived and help you
determine
where criminal background checks should be performed. Other
information returned is usually the month and year of birth and phone
numbers when available.

- Credit Report
The tenant screening credit report comes from the Trans Union Credit Bureau and
will provide insight into the reliability and responsibility of your
prospective tenant.

- Criminal Report
State
criminal searches provide information on higher level infractions
(Felonies and Misdemeanor Convictions). Statewide searches
check the statewide repository as reported by each county.
Not all counties report to the state. If a statewide search
is not available for the state you select, a County criminal search will
be performed. Some state
records may reflect an arrest, but may not indicate the
disposition. In such cases, county records would need to be
checked as well.
Each report also searches the national fugitive files
for persons wanted. You will receive notification only in the event
a record is found.

Statewide Criminal: 1-2 Business Days (Monday thru Friday -
excluding holidays)
Note: County searches are conducted on-site at the
courthouse and go back 7 years.

- Employment
Verification
We
will confirm the current employment of your
prospective tenant. In most cases, dates of employment will be
verified, position held, and when
possible (depending on company policy) the salary of the employee.

Required: A signed release form.
Required: Your
Fax Number (By Law, Credit Reports MUST Be Fax To You.
Required Fields: Last Name, First Name,
Current Address, Social Security Number, Date of Birth, Employer, and
Phone Number.
